Gift Funds for a Down Payment: The Rules That Make Family Money Work

Family help with a down payment is one of the most common — and most commonly mishandled — parts of a purchase file. The money itself is welcome; what underwriting requires is proof that it's a genuine gift, from an acceptable source, moved in a way a lender can trace. Do it right and it's a one-day paperwork exercise. Do it casually and it can stall a closing.

Who can give

Acceptable donors vary by loan program, but the family circle — parents, grandparents, siblings, and in many programs other relatives or persons with a documented close relationship — is the core. What no program allows: gifts from anyone with a stake in the transaction. The seller, the agent, or the builder handing you down payment money isn't a gift; it's a price adjustment wearing a costume, and underwriting treats it accordingly.

The gift letter

Every gifted dollar rides with a signed gift letter stating the amount, the donor, the relationship, the property, and the sentence that matters: no repayment is expected or required. That sentence is the whole point — a disguised loan changes your debt picture, and misrepresenting it on a mortgage file is fraud, not paperwork. The paper trail

Lenders trace gift funds: evidence the donor had the money, evidence of the transfer, evidence of receipt. Clean wires between accounts document themselves; cash does not — cash gifts are effectively unusable in mortgage files because they can't be sourced. Move the money early, move it traceably, and keep every statement. Better yet, tell us the gift is coming before it moves, and we'll choreograph the transfer so it documents itself.

Reserves are a separate question

Some programs allow the entire down payment to be gifted; others — especially larger loans — want to see some of your own funds and post-closing reserves. Gifts can cover much of the cash to close, but the file still has to show you can carry the home after the closing table. That's structuring, and it's exactly the conversation to have at pre-approval, not the week of closing.
