What PITI means
PITI stands for the four parts of a typical mortgage payment: principal (the amount that pays down your balance), interest (the cost of borrowing), taxes (property taxes), and insurance (homeowners, and in Florida sometimes windstorm and flood). Many buyers focus only on principal and interest, but taxes and insurance can add a substantial amount, and they are usually collected in escrow with your payment.
Why the full picture matters
Lenders qualify you on your full housing payment, not just principal and interest, so PITI (plus any HOA or condo dues) is the number that really reflects affordability. In Florida, insurance in particular can be a large and variable component, which is why estimating it realistically is important.
