What a recast is

A mortgage recast lowers your monthly payment by applying a large lump-sum payment to your principal, then re-amortizing the loan over the remaining term. Your interest rate and loan term stay the same; you simply owe less principal, so the recalculated payment is lower. Not all loans or servicers permit recasting, and there is usually a modest fee, but it avoids a full new loan.

A recast is useful when you have a chunk of cash, perhaps from a bonus, a sale, or an inheritance, and want a lower payment without disturbing a rate you like.

What a refinance is

A refinance replaces your existing mortgage with a new loan, potentially at a different interest rate and term.
